Outdoors, enjoy a private saltwater pool, an outdoor kitchen with BBQ facilities, lush gardens, and two hectares of land to explore, pause, and connect with the surrounding hills. The open-air Shala invites yoga, meditation, or mindful practices in the calm of nature.
Inside, the villa balances historical character with contemporary comfort. A forward-thinking, energy-efficient heating and cooling system ensures a consistently pleasant climate with a close-to-zero carbon footprint. Casa Balat accommodates up to 10 guests across three bedrooms, two living rooms, four bathrooms, and a state-of-the-art Bulthaup kitchen.

Casa Balat features three beautifully appointed bedrooms, each designed with natural textures, soft linens, and a calm aesthetic. Every room offers a sense of privacy, comfort, and direct connection to the outdoors.
The Master Bedroom accomodates up to 4 guests, with a king-size bed and a single bed on the main level plus a single bed on a mezzanine, features a private bathroom with direct access, and opens onto the ancient well courtyard and the estate’s land;
The Ensuite Bedroom accomodates up to 3 guests, with a king-size bed and a single bed, also features a private bathroom, and has quick access to the outdoor tibetan fire and the bbq area;
The Garden Bedroom accomodates up to 3 guests, with a king-size bed and a single bed, features two dedicated bathrooms with access via the lounge room, and it is the most private room, closest to the swimming pool area and tucked away from the other rooms;
All rooms offer direct access to the outdoors, bringing fresh air, morning light, and the scent of Mediterranean plants right to your doorstep.

Casa Balat is fully off-grid, powered by solar energy and geothermal systems, with water-saving solutions throughout. The restoration blends traditional materials like biocalce, cocciopesto, and natural resins with modern, energy-efficient technologies, ensuring minimal environmental impact and a home that exists in harmony with the land.
We uphold a strict no single-use plastic policy across the property and embrace thoughtful practices in every detail, from amenities to dining. Every choice is guided by respect for the environment, allowing guests to enjoy comfort and elegance without compromise.
